It’s not every day you buy a home, and you certainly don’t have any time to waste with a useless real estate broker, especially when the market is on fire, interest rates are at historic lows, and inventory is flying. My partner and I hit the jackpot with Tika Van Den Hurk. We saw a home on Zillow and wanted to see it but we were not working with an agent; Zillow immediately put us in contact with Tika. She met us a couple hours later and after a few minutes, we knew she was the one for us. What we MOST appreciated about her was her listening skills; she asked us a million questions to get a really good idea of the type of home we were looking for, location, budget and other “wish list” items. More often than not, agents want to make a quick sale and will send/show clients homes that fall outside of their budget or specifications, BUT NOT TIKA! Everything she sent us and showed us in-person met our criteria. That said, she cares about her clients and is brutally honest; even if it looks like a quick sale and commission for her, she will be the first to tell a client “hey, you don’t want this home and this is why!” Anyone can google Tika and they will see she is a super broker and is one of the most well-known professionals in this industry in South Florida. But – for “our” sale, she made us feel like we were her only clients. It’s not every day you buy a home, and you certainly don’t have any time to waste with a useless real estate broker, especially when the market is on fire, interest rates are at historic lows, and inventory is flying. My partner and I hit the jackpot with Tika Van Den Hurk. We saw a home on Zillow and wanted to see it but we were not working with an agent; Zillow immediately put us in contact with Tika. She met us a couple hours later and after a few minutes, we knew she was the one for us. What we MOST appreciated about her was her listening skills; she asked us a million questions to get a really good idea of the type of home we were looking for, location, budget and other “wish list” items. More often than not, agents want to make a quick sale and will send/show clients homes that fall outside of their budget or specifications, BUT NOT TIKA! Everything she sent us and showed us in-person met our criteria. Tika was very attentive to our desire to sell our condo quickly at a reasonable price. Throughout the process she responded quickly to our phone calls and texts. In arranging for the closing she gave a very cost effective option by allowing the title Company to handle the paperwork rather than having to hire a lawyer. We had a contract within a week and we closed a month later.

We were very fortunate to "bump" into Tika. Tika is certainly the most experienced, responsive, and no-nonsense broker, problem solver, advisor, and communicator. We were successful in both buying and selling a place in the same month in Miami and Fort Lauderdale, FL. We had challenges on the buying and selling side. On the buying side, Tika had to handle a very difficult agent and seller who was probably unhappy with our firm negotiations. On the selling side, she had to deal with a buyer that spoke only French and lived abroad, a real-estate agent that only spoke Spanish, and the issue with us being locked out of our own place preventing move out! She navigated these challenges and more. At one point, the buyer engaged a lawyer who asked us to to sign a lengthy, complicated contract just to hold back $4K due to closing timing. Tika effectively negotiated a much simpler contract both sides could easily understand and with fewer rules on both sides. She even negotiated lower costs for some of the fees with her own company and advised on how to apply for homestead, notarize remotely, etc. She also got us gift cards to fix a fan that was not working -- Tika does not sweat the small stuff. I wish Tika were in all my real estate transactions!
